Design Build This type of contract is one of the most common in the construction industry - and with good reason. The Design-Build contract provides all the necessary steps to make the owner's dream a reality. This method also provides more flexibility in design and more input from you, the owner. The RAM GC Project Manager assigned to your building project works with you through every phase, from preliminary design until your certificate of occupancy is received, helping you make the best decisions based on your specific building needs and budget requirements. Our own team of hand-picked subcontractors and suppliers work together to assure timely completion and quality craftsmanship in all facets of the construction process. Construction Management This type of contract is typically utilized by municipalities and smaller projects at the local or county level. Contracts under the Construction Management model appoint a RAM GC Construction Manager to schedule and coordinate all the trades needed (as hired by the owner) to complete a building project. Examples may include county maintenance buildings, municipal storage facilities and fire stations. Firm Bid This type of contract is considered "firm" because its numbers are firm, based on specific building requirements. This type of contract can often restrict the creativity of the owner, but does provide a rigid budget. While this type of contract may work well for a standard storage building, it would not be suitable for a building project requiring subtle changes or adaptations to existing structures.
